Yamuna Expressway Industrial Development Authority (YEIDA) has been instrumental in launching several plot schemes for residential, commercial and industrial ecosystems. The latest YEIDA plot schemes 2023 will offer more payment flexibility to applicants. Read on to know more about the latest news of Yamuna Expressway authority plots and new schemes below.

Popularly known as the Yamuna Expressway Authority, the Yamuna Expressway Industrial Development Authority (YEIDA) has been working towards establishing the sectors adjoining the expressway. Taking cognisance of the strategic importance of the Expressway, the authority is speculated to come up with a group housing scheme, and would implement flexible payment plans for the upcoming YEIDA plot schemes 2023. Read on to know more about them.

Yamuna Expressway Authority Plots: Upcoming YEIDA Scheme (June 2023)

The Yamuna Expressway Authority is once again attempting to popularise non-residential plots among investors. Hence, YEIDA has announced plot schemes for Medical Devices Park, Data Centre Park and Institutional Plots in June 2023. Below are the details:

As per media reports, the Yamuna Expressway Authority is expected to announce the much-awaited YEIDA group housing scheme in Sector- 22D Yamuna Expressway. The pre-bid meeting is likely to be held on May 18, 2023. The authority plans to offer three plots for auction ranging around 45,000-60,000 sq m. The project will be launched for the first time in 10 years as the last YEIDA group housing scheme, conducted in 2013, left the YEIDA authority under debt worth crores. It is important to note that similar YEIDA group housing schemes are anticipated to be launched in Sector- 22A, and Sector- 25 Yamuna Expressway, post necessary approvals. The upcoming YEIDA group housing plot scheme has been planned, witnessing the demand in the region, courtesy of the under-construction Jewar Airport. Leveraging on the popularity and estimated growth associated with this airport, Yamuna Expressway Authority is hopeful to also come up with new schemes for individual residential plots, industries, petrol pumps, milk booths, and vending zones.

Additionally, seven commercial plots are likely to be announced in Sectors- 29, 32 and 33 of Yamuna Expressway region. The authority aims to earn a combined revenue of around Rs 500 crore from the commercial scheme and currently approved YEIDA group housing project.

The Yamuna Expressway Authority also plans to launch a flatted factory scheme for aspiring entrepreneurs near the Jewar Airport. The scheme will not require any hefty investment from the applicants and the factories are expected to be ready for use in the upcoming 12 months. The YEIDA is likely to construct flatted factories on a 20,000 sq m plot in Sector- 28 Yamuna Expressway where the Medical Device Park has been established. Two more plots of sizes 18,000 sq m and 20,000 sq m in Sector- 29 Yamuna Expressway will be utilised to build factories. The Apparel Park is already under construction in this sector. Under the scheme, 100 factories will be constructed in each of the two sectors, wherein each building will have four storeys. Once the currently proposed scheme is over, the YEIDA authority is likely to launch similar flatted factory schemes in Sectors- 32 and 33 of Yamuna Expressway.

YEIDA OTS Policy 2023

As per latest reports, the Yamuna Expressway Authority is planning to re-introduce the One-Time Settlement (OTS) Policy for the fourth time from August 1, 2023. The month-long program is expected to reduce the number of defaulters and earn the default amount stuck across various YEIDA plot schemes. Defaulters will be required to pay the default amount and the due instalments. Further, the penalty interest will be waived off.

The authority has previously conducted the OTS scheme thrice. If the due amount is up to Rs 50 lakh, the entire amount is required to be paid within 60 days of dispatching the demand letter. In case of an amount higher than Rs 50 lakh, the deadline is 90 days.

Earlier this year, the Yamuna Expressway Authority had listed over 10,300 defaulter allottees across various YEIDA plot schemes, who collectively owed around Rs 4,400 crore to the authority. To expedite payments from these defaulters, the authority in a board meeting decided to provide an OTS scheme. The scheme aimed to help the allottees save their properties and not lose out on them. This OTS policy also had a month-long window from March 1, 2023 till March 31, 2023.

As per Arunvir Singh, CEO, of YEIDA, the defaulting amount was calculated by adding a premium on future payable instalments to the default allotment money. The penalty interest on the default money was waived off. The timeline to clear the due amount was the same as the latest OTS policy.

How to apply for the YEIDA OTS scheme?

Follow this step-by-step guide to applying for the YEIDA OTS scheme-

  • Visit the official website of the Yamuna Expressway Authority (YEIDA)
  • Hover the cursor on the ‘Citizen Services’ tab and click on ‘Citizen Portal/OTS System’
  • You will be redirected to a new page to proceed ahead. You can access the page by clicking here
  • If you have already registered yourself on the YEIDA website, then login to the portal by entering the Allotment Number and Password
  • If you are new to the page, click on the ‘KYA for YEIDA Allottee (New Registration)’ option
  • Enter basic details related to the allotment, scheme, and plot. Also, enter the mobile number and email address with which you had applied for the scheme
  • Verify yourself with valid ID proof like Passport, Aadhaar Card, and PAN Card, among other documents. Also, upload your e-signature
  • Click on ‘Submit’ and enter the OTP you will receive on your registered mobile number
  • Once you have successfully logged in to the OTS portal, you will see the total payable amount and the deposited amount
  • The site with then show you the due amount to be paid under the OTS scheme. It will show the processing fee and the OTS charge. These amounts will vary as per applicants based on the already paid amount and the scheme type
  • Upload the bank receipts of the deposited amount in a PDF format
  • Click on ‘Pay Now’. The portal offers six payment gateways to choose from
  • Select the payment gateway of your choice. You can pay by any of the modes like NEFT/RTGS, Debit Card, Credit Card, Net Banking, and UPI
  • Once you have paid the amount, you will be redirected to the OTS portal. You can download the payment slip from the site

YEIDA Plot Schemes announced for 2023

After the YEIDA Plot Scheme 2022, the authority launched a mixed-used land plot scheme in November 2022. The authority published the draw result of the YEIDA Medical Device Park Scheme 2022-23 (Scheme Code- YEA/IND-MDP (2022)-02) on the YEIDA website. The allotment letters for the first phase of the YEIDA Medical Device Park (MDP) has already been given. Further, the Yamuna Authority handed over allotment letters for plots allotted for Toy Park, Apparel Park, and Industrial units between March 20, 2023, and March 27, 2023. These allottees have been given six months to register their respective plots.

Yamuna Expressway Authority (YEIDA) Mixed Land Use Plot Scheme 2022-23: Important dates

Following the overwhelming response to the residential plot scheme, YEIDA launched a mixed land use plot scheme for land parcels on November 18, 2022, of over 40,000 sq m in Sector- 24 of Greater Noida. The scheme is focusing on the establishment of non-polluting industrial units. The authority has leased five plots in the range of around 40,000-52,000 sq m for commercial projects with industry as a core activity and awarded a Floor Area Ratio (FAR) of up to two.

The eligible applicant organisation must have Goods and Services Tax (GST) registration, and the GST return for FY 2021-22 should be enclosed with the application form. The application processing fee is Rs 25,000 plus GST. This non-refundable and non-adjustable amount must be deposited through the YEIDA portal or via RTGS/NEFT by generating a challan. Yamuna Expressway Authority (YEIDA) Plot Scheme 2022: Lottery draw results

The lottery draw results of plot allotment of the Yamuna Expressway Industrial Development Authority (YEIDA) Plot Scheme 2022 (Scheme no: RPS-06/2022) were live-streamed on Facebook and YouTube on December 16, 2022, from 10 AM onwards. Courtesy of the high number of applicants, the Yamuna Expressway Authority invited only two percent of the applicants on a random basis and published the list of the same on the official website on December 14, 2022. The final results list is live on the official website. The applicants can use their form number to search for the results. 

Since Yamuna Expressway is one of the popular investment hotspots in NCR, the YEIDA plot scheme 2022 is believed to have broken all the past records of the authority’s schemes to date. The application process which culminated on October 14, 2022, received over 85,000 applications for 477 residential plots. 

As per officials, 44,000 plus applications were received for the 226 plots of 120 sq m each, making it the highest demand-grossing segment. This was followed by over 11,500 applications for 300 sq m plots, over 7,700 applications for 90 sq m, 4,000 plus applications for 160 sq m, over 3,100 applications for 60 sq m, over 1,100 applications for 200 sq m, 800 applications for 1,000 sq m, almost 750 applicants for 500 sq m, and over 180 applications for 2,000 sq m land parcels. 

Noticeably, YEIDA’s latest plot scheme was launched after almost eight months of a similar scheme floated from December 2021 to January 2022. This time, the residential plots measure 60 sq m to 2,000 sq m. Of these, 262 plots are available in 120 sq m, followed by 67 in 200 sq m, 56 in 300 sq m, 40 in 162 sq m, 19 in 90 sq m, and 16 in 60 sq m. The plots are located in Sectors 16, 17A, 18, 20, and 22D.

While the Yamuna Expressway Authority launches residential plot schemes regularly, the registration of the allotted plots has been slow. Hence, in a move to expedite plot registration and increase the occupancy of the area under YEIDA, the authority has preponed the deadline from March 31, 2023, to January 31, 2023. Failure to register plots within the stipulated time may lead to cancellation of allotment. The move is believed to impact about 8,000 residential plot owners. The plot allottees have shared their disappointment with the decision as YEIDA guidelines state that residences must be built within four years from the date of registration, and they have been delaying the process as basic amenities like roads, water supply, and sewerage, among others, are still incomplete in the area.

Yamuna Expressway Authority (YEIDA) Plot Scheme 2022-23: Allotment Process

  • Allotment of residential plots under YEIDA would be made by the draw of lots.
  • The draw shall be undertaken for each category separately
  • The first draw shall be announced for applicants who choose Option 1 as a payment plan Thereafter, the second draw shall be carried out for those who opt for Option 2 as a payment plan. And, lastly, the third draw shall be conducted for applicants who choose Option 3 as a payment plan
  • Yamuna Expressway Authority (YEIDA) Plot Scheme 2022-23: Payment Plans
  • A 10 percent registration amount will have to be deposited while submitting the application form to any of the listed ICICI Bank branches before the closing date of the scheme. There are three payment plans:
  • Option 1 – 100 percent of the total premium of the plot (including registration fee) within 60 days from the date of issue of the allotment letter.
  • Option 2 – 50 percent of the total premium of the plot (including registration fee) within 60 days from the date of issue of the allotment letter. The remaining amount of the total premium shall be payable in two equal half-yearly instalments from the 61st day of the allotment.
  • Option 3 – 30 percent of the total premium of the plot (including registration fee) within 60 days from the date of issue of the allotment letter. The remaining 70 percent of the amount shall be payable in 10 half-yearly instalments from the 61st day of the allotment.
  • The authority has further updated the rules of the payment options. Applicants who have applied for Options 2 and 3 can change their payment plans. They can also choose Option 1 post application to be eligible for the priority list. However, the condition does not apply to those who have already opted for Option 1.
  • Preference Location Charges (PLC)
  • Park facing/green belt location charges will be five percent of the premium
  • Corner locations charges will be five percent of the premium
  • If the width of the road is 18m or more, the location charges will be five percent of the premium
  • The maximum location charges for any single plot shall not be more than 15 percent of the premium
  • Fraud alert issued by YEIDA
  • Yamuna Expressway Industrial Development Authority (YEIDA) has issued a public notice to alarm potential buyers against a fraudulent website – www.yamunaawasiyabhukhand.in – selling residential plots, similar to the YEIDA’s plot scheme launched in September 2022. The website’s interface is almost like the official website – www.yamunaexpresswayauthority.com – with details of YEIDA’s projects near Noida Airport, Film City, and Logistics Hub, to name a few. The public notice by YEIDA clearly states that no individual is authorised to sell land in the areas of Gautam Buddha Nagar, Bulandshahar, Hathras, Aligarh, Mathura, and Agra that fall along the Yamuna Expressway except for the official website.

  • Yamuna Expressway Authority (YEIDA) Plot Scheme: Latest Updates (May 2023)
  • The Yamuna Expressway Authority has decided to make a monumental move by altering the payment plans benefitting middle-class homebuyers. The authority will now expand the scope of part-payment allowing homebuyers to pay the complete property value in instalments within five years of allotment. Previously, YEIDA allowed a maximum of 90 days to make the necessary payment after allotment. Consequently, this led to a high number of defaulter allottees (homebuyers), while mostly property consultants and investors were able to pay within the stipulated time.
  • Further, as the Yamuna Expressway Authority takes initiatives to make the payment policy flexible for investors, it is also planning to make the eligibility criteria for YEIDA plot schemes more lenient. The authority hopes that relaxations on core activities under the mixed-land use plot scheme, and revision of technical experience in the YEIDA hotel scheme will attract more investors. With the expectation to generate a positive response, the YEIDA authority may soon launch over 2,500 plots.
